Sale Procedure
Once you have decided to sell will need to appoint a Solicitor or Licensed Conveyancer to deal with the legal transfer of the property into your Buyer's name to collect the sale price on your behalf.
We will send you our Quote Pack usually this is sent by email as is all of our correspondence (unless you elect written communication through the post). We cannot take any steps until you have returned the authority. Please give our contact details to the estate agent who will then send out a memorandum of sale to confirm the sale and enable the solicitors to communicate with each other once you have a Buyer. If you are not buying or selling through an agent please let us have full details of the transaction and the other parties' conveyancer's details.
We will apply for copies of title deeds and submit a draft contract. The Buyer's solicitor then raises any other enquiries they have from the papers we have sent them. We will send you the contract and transfer for signature as soon as it has been approved by the buyer's conveyancers, this can be returned once signed but will not constitute a binding and enforceable contract until Exchange of Contracts. This does not necessarily mean that we can exchange particularly where you are involved in a Conveyancing Chain.
Once all parties either are ready to exchange and a Completion Date has been agreed. Subject to your final instructions we will carry out the Exchange of Contracts. It is therefore essential to ensure that you are able to move and give Vacant Possession on Completion.
Between exchange and completion we compile a financial statement showing the net amount to be sent to you on Completion.
